As someone working deals in Pompano regularly, I want to show you what’s happening now — especially in luxury residences — and why this market is poised for a major leap over the coming decade.


 

Major Projects & Districts to Watch (With Luxury Residences Highlighted)

Downtown / New Downtown & Mixed-Use Core

  • Over 75 acres are slated for redevelopment into a walkable, mixed-use downtown. Civic, retail, residential, and public spaces will interweave with upgraded infrastructure.

  • The master developer Roca Point Partners is leading the project. Phased build-out is expected through the 2030s.

  • One of the goals is to bridge Old Town, Civic Commons, and the Downtown Core — creating continuity and connectivity throughout the city center.

The POMP / Live! Entertainment District

  • The Pomp (POMP-LIVE!) is a 223-acre entertainment / resort / residential mixed-use project anchored by Harrah’s.

  • It’s planned to include hotel, retail, dining, live entertainment, residential units, and workspaces — turning a formerly single-purpose property into a year-round destination.

Waterfront, Pier, Marina & Bridge Upgrades

  • The Fishing Village & Pier area has been transformed into a premium beachfront hub, with new retail, restaurants, and hospitality layers.

  • Bond-funded upgrades include Fisher Family Pier and enhancements to the Atlantic Blvd Bridge to improve access and resilience.

  • On the residential side, new luxury oceanfront and mixed-use condo projects are taking shape along East Atlantic Boulevard and the beach corridor.

  • Several new developments are incorporating dockage, private slips, or marina-style amenities east of the Intracoastal.
